What floor plans are available?
Southsider offers alcove, one-bedroom, and two-bedroom apartment homes with a variety of layouts designed to fit different lifestyles and needs. Availability, square footage, and pricing vary by floor plan. Please visit our Floor Plans page or contact the leasing office for current availability and pricing information.
What utilities are residents responsible for?
Utility responsibilities vary depending on the apartment home. Residents are responsible for setting up electricity services through Xcel Energy and natural gas service through CenterPoint Energy. Water, sewer, and trash services are billed separately through Utility Management Solutions (UMS). Please contact the leasing office for details regarding utility responsibilities for a specific floor plan.
What lease terms are available?
We currently offer 12-month lease terms and may be able to accommodate lease terms up to 18 months, depending on availability. Shorter lease terms may also be available; however, they are typically subject to higher rental rates. Please contact the leasing office for current lease term options and pricing.
Are there any move-in specials?
Yes! Southsider currently offers the following leasing incentives:
- Look & Lease Special: Apply within 24 hours of touring and receive a $350 administrative fee credit applied to your second month's rent.
- Parking Promotion: Move in within 7 days of your apartment home's availability date and receive 50% off parking for your first year.
Promotions are subject to change and may not be combined with other offers. Please contact the leasing office for current details and eligibility requirements.
Is renter’s insurance required?
Yes. Residents are required to maintain liability coverage that meets the community's lease requirements. Residents may provide proof of a qualifying renter's insurance policy or participate in the RiskRelease program, which is available for $20 per month. Please contact the leasing office for current coverage requirements and additional details.
What are the application requirements?
Applicants must meet established rental criteria, which may include income verification, credit screening, rental history, and background checks. Full qualification criteria are available upon request.
What fees are due at move-in?
Move-in costs may include the first month's rent, a security deposit, and any applicable pet fees, pet deposits, or parking fees. The total amount due will vary based on your apartment home and selected options. Please contact the leasing office for a complete breakdown of move-in costs.
What is the pet policy?
Southsider is a pet-friendly community and welcomes up to three pets per apartment home with prior management approval. There are no breed or weight restrictions. A non-refundable pet fee and monthly pet rent apply. Service animals and assistance animals are accommodated in accordance with Fair Housing laws. Please contact the leasing office for complete pet policy details and current pet fees.
Can apartments be customized?
Residents may personalize their apartment home with décor and other non-permanent modifications. Any alterations, installations, painting, or changes to the apartment must receive prior written approval from management and may be subject to restoration requirements at move-out. Please contact the leasing office before making any modifications to your apartment home.
What amenities are available?
Including a 6th Floor Club Room with a kitchen, rooftop patio, grilling stations, fitness center with free weights, and a welcoming lobby lounge. These spaces are designed to provide opportunities for relaxation, fitness, entertainment, and social gatherings. Please visit our Amenities page or contact the leasing office for additional details.
Are washer and dryer units included?
Yes. Every apartment home at Southsider includes a full-size washer and dryer for convenience, allowing residents to enjoy in-home laundry without the need for shared facilities or off-site laundromats.
What parking options are available?
Southsider offers underground parking for residents, subject to availability.
- Full-Time Parking: $125 per month and includes an assigned parking space with 24/7 access to the parking garage.
- Flex Parking: $30 per month and allows parking in unassigned spaces Monday through Friday from 5:00 PM to 8:00 AM, and all day on Saturdays and Sundays.

What is located near the community?
Southsider is conveniently located on East Lake Street in South Minneapolis, near shopping, dining, entertainment, and public transportation. Residents enjoy easy access to the Midtown Farmers Market, the Blue Line Lake Street/Midtown Station, Target, Cub Foods, and the unique restaurants, shops, and local businesses found throughout the Corcoran and Longfellow neighborhoods. Downtown Minneapolis and several major employers are also just a short commute away.
Is public transportation nearby?
Yes. Southsider is conveniently located near several public transportation options, including Metro Transit bus routes and the Blue Line Lake Street/Midtown Station. Residents enjoy easy access to downtown Minneapolis, Minneapolis–Saint Paul International Airport, and other destinations throughout the Twin Cities. How do I submit a maintenance request?
Residents can submit maintenance requests through their resident portal for the fastest service and tracking. Requests may also be reported to the leasing office during business hours. For maintenance emergencies that occur outside of office hours, please follow the emergency maintenance instructions provided in your lease agreement.
What security features are available?
Southsider features controlled-access entry, a controlled-access parking garage, security cameras throughout common areas, and well-lit community spaces. The property also utilizes a third-party security camera monitoring service during after-hours periods. Residents are encouraged to help maintain building security by ensuring doors are not propped open and by not allowing unauthorized individuals to enter the building.
How can I contact management?
The Southsider management team can be reached by phone, email, or during posted office hours. What payment methods are accepted?
Residents can pay rent through the resident portal using approved electronic payment methods. Money orders are also accepted, and Electronic Cash Payments may be available through participating retail locations. Please contact the leasing office for additional information regarding accepted payment methods and payment processing requirements.
Is there a grace period for rent payments?
Grace periods and late fees are outlined in the lease agreement. Please review your lease or contact the office for clarification.
How do I schedule a tour?
Tours may be scheduled online or by contacting the leasing office. We offer in-person and, where available, virtual tour options.
